In 1994 my family inherited a lot near downtown Houston. The warehouse on this lot had been rented out ever since I could remember, even as a child growing up in Houston. The first thing my family did was to tear down the warehouse and clean up the lot. As the years went by, we watched the area developing and decided in 2003 to sell the lot
 
I worked on the sale of this property with Trish Ricklefsen, a broker associate at Keller Williams Realty Houston Metropolitan.
 
In the discovery process, we found that that the lot was polluted by a business that was on site in the 1940s. We also found a very small tract within the lot was not in our legal possession and we had to pursue an adverse possession claim. We worked with two separate environmental cleanup companies, the Texas Commission on Environmental Quality and with the adverse possession attorneys. We cleaned up the lot according to State of Texas legal standards, we cleaned up the title and the Cox family spent over $100,000 during the two and a half years it took to close on the property.
 
Trish was the key to this project. She showed more patience than imaginable in dealing with the sellers (me), the buyers, the environmental companies and the rest of the army of professionals that worked on this project.
 
She also showed extreme professionalism, stamina and optimism throughout this ordeal and it was an ordeal…of two and half years. Considering the commission involved, she earned every dime of it and was always the driving force behind all of the various stages of the project.

Given the complexity of the sale, the history of the property involved, the number of people involved in the completion of this sale, I would say that Trish is capable of handling any real estate project that is handed to her. This letter is written to recommend Trish Ricklefsen. I interviewed three agents when trying to decide who I should list with.  Trish thought I could get more money than the other agents.  She said we would accomplish this by  more aggressively marketing the property.  The other two agents gave me some comps and I never heard from them again.  Trish took out ads in papers and cross-marketed my property with some other listings she had in the area. Trish was honest as well as being very detail oriented with regard to the paperwork that was required.  She was also a very tough negotiator. At the end of the day, we got more for the property than the other two agents had suggested we start out listing  for.  I would recommend Trish to anyone looking to get top dollar for their property.  I found out that not all agents are the same!
